Design + Build Process


Step 1: Discovery Call

Schedule a 30 minute complimentary discovery call to discuss your project goals and talk through the design + build process. This call is helpful to answer any questions and find out if we are a good fit for your project.


Step 2: On Site Visit

If you’d like to move forward, we can schedule a one-hour onsite consultation for a fee of $250. During this meeting, we will discuss layout changes, design ideas, and walk you through the design + build process, while also answering any questions you may have. We will scan the project areas to collect measurements needed to begin the design phase.


 

Step 3: Design Agreement

Following the visit, we will prepare your Design Work Authorization, which outlines the scope of your design package and details your customized design phase fee. Once this authorization is approved, we will begin your design process.


 

Step 4: Design Process

Phase 1: Floor Plans
We will create both existing and proposed floor plans reflecting the changes discussed onsite. If structural modifications are required (such as moving walls), a structural engineer will be engaged during this phase.

Phase 2: Elevations
After floor plan approval, we will move into elevations. This includes detailed cabinetry designs and the development of inspiration imagery to define the overall look and feel of the space.

Phase 3: Electrical Plans
We will produce a comprehensive electrical plan outlining all electrical updates and changes.

Phase 4: Floor Finish Plans
We will specify flooring materials and finishes for each area through a detailed floor finish plan.


 

Step 5: Bidding Phase

Once the design package is complete and approved, we will schedule a Bid Day at your home. During this time (typically Fridays from 12–1 PM), all necessary subcontractors will walk through the project to review the scope of work. Each subcontractor will receive a detailed scope packet. A complete construction estimate will be delivered approximately two weeks after Bid Day, along with a Construction Work Authorization. Bid Day should be scheduled within three months of your intended construction start date to help maintain accurate pricing.


Step 5: Construction Contract

We will present your Construction Estimate, Timeline, and Contract for your review and approval. We will begin the permitting process appropriate for your project and plan out the construction process!
